Research On The Integration Of Management Systems Of Property Management Company

The number of property management companies has been increasing in China in recent years.This phenomenon reflects that the demand of property management in the market has increased,and it also leads to the rat race in this industry.Due to the expansion of lots of property management companies,the number of employees and the types of services they provide are increasing.Meanwhile,the quality of service,energy conservation and environmental protection and personnel health and safety are focused on by more and more people in society.Therefore,the old management modes that do not have clear job descriptions,regulations,procedures and standards,and lack of the disposal methods of emergencies,are not applicable gradually.Standardization has played an important role in supporting the development of the industry and standardizing the business management.In order to optimize the old management,enhance their competitiveness,so that the companies can achieve a sustainable development,many property management companies introduced ISO9001,ISO14001 and OHSAS18001 management systems.However,if not integrate these three management systems in one company,there will be many problems such as insignificant repeated work,waste resources,inefficient management etc.Therefore,how to integrate these three management systems effectively has become a research topic to scholars and many companies.According to the new version of GB/T19001-2016/ISO9001:2015,GB/T24001-2016/ISO14001:2015,and GB/T28001-2011/OHSAS18001:2007,this paper adopts the methods of literature research and case study,discusses on the effective integration of the three systems.Take F Property Management Company as an example,according to the actual situation of the domestic property management companies and F company itself,the paper designs its integrated management documents,and adds knowledge management and safety management measures,focuses on staff training,so that the contradiction between personnel ability,safety consciousness and job requirements,enhancing the professional abilities,the related institutions could be resolved in a certain extent.Through the effective integration of the management systems,the purpose of improving the company’s management level and quality of work,establishing a safety,resources and environment friendly property management company could be achieved.The paper could be referred by other proper management companies and has certain reference significance.
