After the Chinese economic reform in 1978,China's real estate industr y has developed greatly,and has become the essential industry with wide influence and rapid development in Chinese social economy since 1990 s.For the sake of restraining the overheat of the real estate market and safeguard its optimum development,the Chinese government has published seri es of r eal estate controlling policies.Hence the r eal estate industry.The real estate industry is now growing in less powerful state,while for some specific estate the price is declini ng and the risks are const antly emerging.Company A was established by the Ministry of Finance in 1999,as a state-owned non bank financial institutions.After years of development,the real estate investment has gradually become the mainstream of Company A.Since 2014,wit h the slowdown in the real estate industry,the sales of a large number of estates are stagnant,Company A has encountered several overdue and defaults.The writing off of bad debts not only offsets significant profits,but also to some extent sl owed the pace of Company A's development.The issues of real estate investment of Company A need to be tackled.Starting from the research background,purpose and si gnificance,this paper introduces the research status,research methods and technology roadmap domestically and internationally.Secondly,it expounds t he characteristics of t he real est ate investment,the specific process and some point s need to be focused.The real e state investment mainly includes five major processes: selection,analysis,decision-making,implementation and post-investing manage ment.In the third plac e,this paper elaborates the current situation of Company A and its real estate investment business,and divide t he investment process into 5 segments.By the que stionnaire survey of employees in Company A,the main issues of re al estate investment have bee n confirmed,which are lower selection standard,slack due diligence,weak examining and approving regime,languorous execution,insufficient post-investing management and improper bad debt liquidation etc.Finally,combined with the actual investment case of Company A,t his paper analyzes the reasons of these issues,and subsequently put forward a series of countermeasures.The purpose of this paper is t o improve the real estate investment of Company A,reduce the bad debt rate,and provide ref erence for other financial institutions.
