Housing is not only the basic needs of human daily life,but also an important symbol of human civilization.Since the 1980s and in the context of the planned economy to the market economy transition society,China began the reform of theurban housing system.Since the housing market reform,the urban housing situation has been improved and at the same time,there have been some contradictions and problems.Using the 2000 and 2010 national census data,2005 and 2015 population changes in the sample survey data in the housing data to analyze the housing situation and its evolution process of Nanjing residents in 15 years and to explore the hierarchical and spatial distribution of housing.The study found,since the reform of housing system:1.The overall housing situation of residents in Nanjing has been greatly improved,especially in the housing area,housing ownership,housing facilities,etc.have been greatly improved.2.The characteristics of housing stratification are obvious.The head of the household occupation has a great influence on the housing situation of the residents.Management of elite families in the housing occupies an absolute advantage and the theory of power maintenance is validated.The difference between the per capita housing area of households in different occupational groups is widening and the housing differentiation is increasing.But the housing self-rate indicators and different occupational groups through the government welfare housing to obtain the proportion of housing,the difference is narrowing.The government's housing security policy to a certain extent,tends to be fair.The impact of the education level on the housing situation is not a simple linear relationship.Highly educated family households in the housing area is gradually in a relatively weak.But from the housing source,with the education of households increased,the rate of increase in housing self rate increased.The higher the education level of the head of households,the more inclined to solve the housing through the market.Policy housing is increasingly able to solve the problem of lower education households.3.Housing spatial differentiation is obvious,different social stratum groups gradually gathered in space.Different areas in Nanjing have an obvious difference in the housing area,housing quality,housing sources.The Qinhuai District,Jianye District,Qixia District and Jiangning District in the housing facilities improve the most obvious,Gulou District,Xuanwu District and Yuhuatai District improve the least significant;Core city and the core city of the edge of the purchase of commercial housing the proportion of households rose the fastest;The spatial distribution of affordable housing construction is not uniform,concentrated distribution in Qixia District,Jiangning District and Yuhuatai District;Jiangning District,Qixia District and Yuhuatai District to become the community of new people concentrated in the district.In the process of urbanization,there have been obvious suburbanization tendencies in Nanjing.On the whole,since the market reform,China has formed a dual stratification system characterized by market and redistribution coexistence.Under the market system affected by the redistribution of power,the polarization between the rich and the poor has not weakened,but it has become more obvious through the housing performance.In order to prevent the widening gap between the rich and the poor caused by housing differentiation,the government should adopt appropriate housing control policies to help the disadvantaged groups in the reform to improve the housing conditions.For the housing of the class differentiation phenomenon,should focus on manufacturing and production and living services of the basic household housing security,to improve the housing security system and to explore a total property room system;Strengthen the concern of the higher education level of the new employment population of the market rent protection,and vigorously develop the rental market,improve the housing market both housing and rental.For the phenomenon of living space differentiation,mainly to solve the construction of affordable housing layout problem:Improve the residential facilities,to solve the protection of housing layout of the remote,residential life,the problem of employment inconvenience;To explore the allocation of real estate development model,weaken the urban living space differentiation,to solve the low-income groups brought about by the social harmony hidden.
