Study On Insurance Model Of Potential Defects In Housing Quality

In recent years,with the development of national construction and social economy,Housing construction projects have also been fully developed.Meanwhile,construction quality problems become attractive increasingly,especially the potential defects of housing construction quality directly related to people's lives,health and property safety.The development of housing quality potential defect insurance has become a top priority.The thesis comparative analyzed the domestic and overseas engineering quality insurance model and the relevant situation of China's housing quality potential defect insurance was investigated,then the thesis explored the insurance development model which suitable for our country and proposed a new idea and method to calculation the rate,all the research work above could give suggestion and to build housing quality potential defect insurance system.The main research works are as follows:(1)The thesis analyzed the distinction of the two main respect of construction project quality insurance which is the liability insurance and potential defect insurance and proposed the idea of housing quality potential defect insurance.(2)The thesis comparative analyzed the insurance model of France,Spain,Japan and experimental city and summarize the successful experience of foreign engineering quality insurance.(3)The thesis determined the important factor which could affect the creation of the housing quality potential defect insurance system based on the linear-regression analysis of the statistical data of questionnaire.Then the thesis build the comprehensive evaluation index and formulate different types of insurance schemes.The vector included angle cosine function model has been used to finish the quantitative analysis and get the aptimal insurance scheme,then analyzed the insurance model which suitable for our country.(4)The thesis proposed a new method to calculation rate and build the evaluation index system of housing quality potential defect.Then the CUOWA operator model is used to evaluate the index and concrete example have been combined to verify the feasibility of the model.At last,the thesis proposed the suggestions to implement the housing quality potential defect insurance system.
