The problem of food security in China in 13 th Five-Year during the planning period is needed to solve the problem.Due to grain production in Yunnan province is not high,even with outsourcing,every year there are about 2000000 tons of food to supply,the supply and demand gap.With the rapid development of economy in Yunnan Province,the total population of Yunnan Province,the gap between supply and demand will increase year by year.But the grain circulation system of Yunnan province is weak,the construction of the center of the circulation system is still a blank.To promote the development of grain circulation system in Yunnan Province,to ensure the security of food supply,the need to build a certain scale of modern food logistics center.When Kunming city planning to move out of the city's biggest grain wholesale market,so the Kunming Pavilion food transport station relocation project of Kunming grain logistics park came into being.In this paper,the case is proposed to build a modern food logistics center,which is based on the capacity of 1 million 100 thousand tons of storage,transit,distribution,storage,processing and service as a whole in the Southeast Asia and the near future.Based on the analysis of food demand and trade market in Southeast Asia and Yunnan Province,this paper discusses the rationality of the strategic objectives of the project.This paper introduces the planning and construction of the park,according to the construction plan,profit model and project financing,the future income and profits of the project,the analysis of the project's financial and social benefits.Analysis found that the traditional warehousing and logistics and information services,such as profit model after tax internal rate of return is only 3.61%,the net present value is less than zero,the investment recovery period of about 16 years,the project is not feasible.Warehousing logistics supporting commercial property "rental + self Hotel" profit model after tax internal rate of return of 7.73%,the net present value is greater than zero,the investment recovery period of about 12 years,the project is feasible.At the same time,the completion of the project will be more able to produce good social benefits.In order to make the smooth completion of the project and the operation effect is good,this paper also puts forward some measures to control the risk of project construction and operation of.After the overall analysis and summary,the investment and construction of grain logistics park put forward some suggestions and problems to be studied,how to innovate the profit model and improve operational efficiency,etc..This paper has practical guiding significance for the investment and construction of grain logistics park in Kunming.It is a reference value for the construction of Yunnan's grain logistics park,and is a supplement to the theory of "public welfare + business" project investment and development model.Under the macro-control of the limited competition in the field of food industry,there is no government regulation and control by the market itself will be very tortuous,the construction of the food logistics park needs the government to support.Government participation in decision-making,supporting facilities construction,giving land,tax and other preferential policies,and then by the enterprise independent operation,which will be conducive to the regulation of the price of grain market,improve the modern food circulation system.
