The development of urban rail transit may improve the land development intensity and utilization rate, thus promoting the development of surrounding real estate economy and bringing valued added benefits for the surrounding residences. However, the urban rail transit is solely owned by the surrounding residence owners and developer, which contributes little to its sustainable development. Therefore, it's of significant theoretical meaning and application value to analyze the value added effect of urban rail transit on the price of the residence along the line and establish the mechanism of developing urban rail transit and planning and utilizing the surrounding land jointly.In theoretical research part, the thesis has been summarized and clarified the research results demonstrated in domestic and foreign documents, analyzed the characteristics of urban rail transit and the factors affecting the real estate price. In empirical research part, with the residence along the Metro Line 2 in Changsha as an example, the thesis has been studied the different effects of urban rail transit on the price of surrounding residence in Changsha on the basis of hedonic model and accessibility equivalence theory. The influence range of Changsha Metro Line 2 on each station is also calculated. It's indicated that the farther the metro line station is away from CBD, the larger the radius of influence is, and the maximum influence range is 3.39 km; on such basis, the thesis has been preliminarily analyzed the regular pattern for value alteration of the residence within 1.5km along with the line through hedonic model and the result showed that the Metro Line 2 has exercised a positive effect on the residence price since its opening. The unit price of the residence rises by 15.1% if it's closer to the metro station by 1km; the effect is remarkable.
