In recent years,with the sound and fast development of China's economy,the real estate industry has been growing rapidly.As a pillar industry,the real estate industry having a long industrial chain and high industry relevancy,could drive a number of upstream and downstream industries,either directly or indirectly.Due to its long period,large investment and many influencing factors,the real estate is considered to be a special kind of commodity.Many uncertainties in the development process make the returns on investment are largely uncertain.Facing with a wide range of potential risks,whether the developers could identify and assess them timely and scientifically or not and then make effective risk prevention measures are vital to the smooth progress of the project,thus promising the normal returns.Throughout the entire development lifecycle of the project,there are different risks during different stages.At different stages,different risks are supposed to be identified and evaluated,and the corresponding preventive measures should be proposed.By closely monitoring risk developments,the risks can be avoided or the probability of occurrence can be decreased efficiently,while lowering the cost of development and improving the economic benefit of project development.Therefore,in developing real estate projects,it is very necessary to identify,evaluate and control the risks in a scientific way.In this thesis,Shangjiu district real estate development project was taken as the research object to study the risk management of the real estate development project intensively,on the basis of relevant risk management theories.The thesis consists of six parts.In the first part,the background and significance of the research were introduced.The related literature on risk management at home and abroad was reviewed.The research methods,main contents and the structure of the thesis were described.In the second part,the theories on risk management were summarized,as the theoretical basis for the following parts.In the third part,the brief introduction of the project was presented.In the fourth part,based on the different risks existing at different stages of the project,the risks from the early development,the construction and the sales stages of Shangjiu district development project were identified respectively.In the fifth part,both quantitative and qualitative methods were used to evaluate the risks of the project at different stages.In the last part,the corresponding risk prevention measures were put forward by stages.
