A Research Of Risk Management For Bi Shui Yun Tian Real Estate Development Project

With the rapid development of economic and rural urbanization of China, real estateindustry has entered a new stage. The real estate is a high-risk undertaking, while thedomestic to the risks of the real estate management’s research are also insufficientlythorough. In view of the above situation, this paper combines of the risk managementtheory and the specific real estate project. From the angle of project risk managementprocess, it analyses and researches Bi Shui Yun Tian Real Estate Development Project.The risk research on the real estate in the western developed countries has reached ahigher level both in theory and practical application. This paper is based on the westernresearch achievement theoretically. First of all, it introduces the elementary concepts andthe basic approaches of risk and real estate project risk. The process of projectmanagement usually includes risk identification, risk assessment, risk response and riskcontrol. The characteristics of real estate which are great investment, long period and poorrealizable ability determine that real estate is also a high-risk undertaking. This paperintroduces the quantitative and qualitative methods on project risk management. Then itintroduces the present situation of a real estate of the city of A, and characteristics of BiShui Yun Tian project. Finally, through the application of risk identification technology, itcarries out the risk analysis through the process of risk management. It evaluate andestimate the risks, systematically summarizes the project risk types and risk responsemeasures of various stages and sets up risk management principle for Bi Shui Yun Tianproject, so as to help investors for risk management. Finally, the practices proved this riskmanagement method can properly identify and handle all kinds of risks. In this paper,through on the risk management of the Bi Shui Yun Tian Project, the writer aims toprovide basic methods to analyze problems, to raise the awareness of the real estatedevelopment enterprise as well as to enhance the risk identification, risk assessment and risk response capacity, and increase project risk resistance capacity. To ensure the successof the project, it plays a fundamental role for more in-depth study of the risks of the realestate.
