With the rapid development of economic and rural urbanization of China, real estate industry has entered a new stage. The characteristics of real estate which are great investment, long period and poor realizable ability determine that real estate is also a high-risk undertaking. There are potential risks in the investment process. At present domestic to the risks of the real estate management’s research are also insufficiently thorough. Qualitative analysis and experience decision-making are still the commonly used method of development and management and risk analysis There are also few system of quantitative research methods of application.In view of the above situation, this paper combines of the risk management theory and the specific real estate project. From the angle of project risk management process, it analyses and researches Tian He Yuan Real Estate Development Project.First of all, it introduces the elementary concepts of risk and real estate project risk. The process of project management usually includes risk identification, risk assessment, risk response and risk control. This paper introduces the quantitative and qualitative methods on project risk management. Then it introduces the present situation of A real estate and characteristics of Tian He Yuan project. Finally, through the application of risk identification technology, it systematically summarizes the project risk types and risk response measures of various stages and sets up risk management principle for Tian He Yuan project, so as to help investors for risk management.In this paper, through on the risk management of the Tian He Yuan Project, the writer aims to provide basic methods to analyze problems, to raise the awareness of the real estate development enterprise as well as to enhance the risk identification, risk assessment and risk response capacity, and increase project risk resistance capacity. To ensure the success of the project, it plays a fundamental role for more in-depth study of the risks of the real estate.
