In recent years,commercial real estate value-added tendencies have been obvious,especially the rapid development of catering industry,hotel and urban transport and other industries,which are contribute to the commercial development of supporting facilities are increasingly perfect and fantastic.The formation of interdependence and mutual promotion pattern between different industries.The overall value of commercial real estate investment has attracted wide attention.Under the interest-oriented,developers increased the investment and the amount of development to adjust the development strategy,the marketing rents and prices have improved.It is became the key investment objects in commercial real estate because the high stability of capital return and the good return on investment etc.However,on the developer's point of view,the initial main business for residential real estate,and this business transformation also highlights a problem,that is,commercial real estate development model is relatively backward.The situation of the commercial real estate is paid full attention and introduction,it points out the three types of commercial real estate development model,that is,the sale of property rights,rent only not to sell,different models for the specific comparison of merits,by looking up the literatures and doing the practical researches.Through the analysis of the key elements of the commercial real estate project development model,the FUTURE CENTRAL CITY project as the research object for the financial strength,cash flow,market demand,net present value,investment recovery period and other indicators,with the analytic hierarchy process.The specific advantages and disadvantages of the different development models are given,and the specific problems of the different development models are given.Finally,the project stabilizes profitability as the main development principle,through this method to compare the overall advantages of the program to ensure that is the best one.
