With the deepening of the market economy, the competition between real estatedevelopment enterprises is increasingly fierce. How to make use of theories which aremodern investment theory, game theory and information economics is an important subjectwhich give impetus to the real estate investment theory and real estate developmententerprises. This subject for increasing the ability of real estate development enterpriseinvestment management and enterprise competition, realizing the survival and developmentof enterprises in the market competition environment, safeguarding the enterprise steady,sustainable growth, has the vital significance.Based on the knowledge of marketing, economics and so on,this paper main researchand analysis seven aspects which contains real estate project investment and development ofthe related basic theory, investment project background, project economic benefit, socialbenefit, research conclusion and suggestions. For the convenience of the project investmentbenefit analysis, this text takes the Y real estate company’s community G in Shenyang as anexample to Comprehensive expound the concrete scheme, the feasibility study theory,market positioning and competitive ability analysis, uncertainty analysis, environmental andsocial impact analysis and investment benefit evaluation of this project. The aim is toprovide a theoretical basis about G village development project investment decision-makingand a reference about other community development project investment benefit analysis.In this paper, the implementation of the Y real estate company’s community G inShenyang has three benefits. The first,it can effectively improve LiaoZhong urban residentsliving environment, and improve the quality of life of residents; the second,it can raise thelevel of the city’s infrastructure, and create a good investment environment for LiaoZhongurban; the third, from the results of this project investment estimate and financial evaluation,the indicators of the project in line with relevant state regulations. At the same time, thisarticle can effectively prove that the construction and implementation of this engineering iscompletely feasible, is also very necessary.
