With the continuous growth of the national economy and power of the country,the real estate industry has become a pillar industry of China’s national economy in today’s increasingly competitive situation.With the increasingly fierce competition in the real estate,nowadays, real estate development projects facing a lot of problems, especially in real estate development early, investors tend to ignore to carry out preliminary economic evaluation, and real estate project development feasibility study was not given full recognition.In the absence of real feasibility study of the project, the economic evaluation of the work of direct investment, leading to investment failure is not uncommon.Real estate economic evaluation is an important work of real estate development period,and it is an important basis for the development of real estate projects.Through the systematic and comprehensive economic evaluation of the project development analysis, so as to ensure it in technology, economy, environment, scientific and reasonable, benefit is distinct, so as to reduce the risk investment project development, less investment blindness.At the same time, on the basis of economic evaluation, to provide cost control management analysis, so that the original organizational structure, the impact of factors to be optimized, so as to improve the profitability of the project.Based on the actual situation of SL commercial and residential district, this paper applies the knowledge of economic evaluation and cost control theory to the preliminary study of the development of the project. First of all, the real estate economic evaluation work carried out a theoretical exposition, combined with the actual situation of SL commercial and residential areas of the future development trend of residential areas, such as the analysis of the project. Detailed exposition of the SL commercial and residential market situation, and the SL residential and commercial areas of the project market forecast, investment estimation, financial analysis, evaluation and sensitivity analysis, the project to determine the feasibility of the project. On this basis, the factors of the project and the organization and management structure of the cost control management optimization, based on the phenomenon of chaos to model, to explore the influence of the organization and coordination on the development of the project. Using the combination of economic evaluation and cost control management to improve the yield of SL commercial and residential district project.
