Research On The Real Estate Listed Companies' Dividend Policy

Western research on dividend policy earlier,from fifties of last century,people began to study,but so far unsolved mystery of dividends,the research on the current dividend policy more and more attention from all sectors of society have begun to dividend policy,but the dividend policy of listed companies still have a variety of problems.All walks of life have their own characteristics,the various sectors of the dividend policy of the problems are not the same,the real estate industry for many other associated industries play a role,so this narrow scope of the study,the status of the real estate dividend policy analysis and research and we found the problems,and to identify the causes and countermeasures,which is China's listed companies and good health and development of the capital market plays an important role.This article first introduces the basic theory of dividend policy,then we analyze the development stage before the real estate industry through descriptive statistics on Current motherboard market real estate listed companies' dividend policies are analyzed and compared with data to compare the financial industry It found that China's real estate listed companies'dividend policy problems are:the company does not allocate more low allocation amount allocated can not be maintained continuously.To solve these problems,we first external factors affecting the dividend policy is analyzed,and then the 2011--2014 years of real estate listed companies were divided into four dividend distribution and dividend distribution are not two categories,and the ability of their respective statistical indicators were analyzed and found no indicators of the distribution of dividends the company the ability to be weak.This paper gave the example of Vanke will be described in detail,discovery and conclusions of this study are consistent,and the proposed dividend policy Vanke author's recommendations.Finally,from the company's own development policies and both proposed to solve the problem of real estate listed companies' dividend policy recommendations.
