Today,large number of population and centralize comprehensive functions are concentrated in the central of mega-city.In order to alleviate the pressure on the central,in the new town of mega-city,residences and rail begin to be developed.People drive cars to make travel more convenient,which make the consumption of resources and the pollution of environment serious.The urban space can be planned to grow orderly and to development sustainable by TOD mode,but there are some new problems that the distance of the rail lines in the new town between stations is long and the land use is low coverage.Therefore,it is significant for this stations to carry out researches on the relationship between rail and land use,to find out the main reason for restricting the development of TOD mode in such stations,and to provides some suggestions for the guide document.Chapter I:begin with our city's rail present situation of development,take the development of Beijing TOD model as an example,to find the existing TOD mode theory can not solve the problems in new town,which the transfer distance longer than 500 m and low use rate of land.Based on the background research,to find that it is important to evaluate the relationship between rail and land use.After the study of the method of rail attracting range and the method of evaluate the land use,this chapter propose the research method and technical route of this paper.Chapter II:this chapter summarize the definition,classification and development principle of TOD development mode,establish the research scope of this thesis.Combine with the development status of Beijing rail to put forward the questions that the station distance is too long and the structure of land use is single in the new town,and existing TOD mode theory cannot promote the coordinated development of regional rail transit.Chapter III:It is important to determine the attraction scope of rail station.It is determined by the attraction area of walking and the attraction area of motor vehicle transfer.In the calculation of motor vehicle transfer range,the generalized cost model is selected.Chapter IV:According to the research at home and abroad and the development of TOD mode,this thesis summarize the interaction relationship between rail and land use.According to the principle of comprehensiveness,irrelevance,operability and sustainability,this thesis construct the evaluation index system of land use.the data envelopment model is chosen as the evaluation method,whose advantage is the researcher has little influence on DEA mode,receiving the primary factor to affect the development of TOD mode,and the reason of the DEA invalidation.So the author put forward the measures for some rail stations and the land use system.Chapter V:this chapter make the Rail Line 4-Daxing line as the object of study,calculate the attraction area of walking and motor vehicle,evaluate the relationship between rail and land use by DEA model,and finally put forward some suggestions for the guide document.
