Study On The Mode Of The China's Rural Land Transation

China is a country characterized by its scanty land resources per capita and sharp conflicts between population and land.It is,then,of special importance how the utility of land resources can be enhanced under the condiation that the population is continuing growing,but the national territory area can not expanding.Agricultural land transcaction is an effective way to achieve scale operation also,it is the objective requirement to enhance the utility of the land resources.Tn order to promote the efficient transfer of land,we must adopt a resonable mode of land transcantion.The main purpose of this paper is to propose the improvement mentality and measures in the view of the existing problems from the land transcaction.On this basis, build a resonable land transcaction mode.According to the project characteristics,the author combines the flowing methods for this research :comparion analysis,standardized analysis,macroscopically analysis and microcosmic analysis.First,this paper simply presents the background and realistic significance of the topics.Then,this paper descriptes the current existing researches of land transcaction.The researches of land transcaction at home and abroad is mainly concentrated in the land property rights,efficiency of land transcaction system,motives for land transcaction and so on.It is not enough in the research of specific patterns and measers of land transcaction The author draws the building mentality from the innovation of system in the land transcaction and land property rights.Then, it analyzes the status quo and existing problems of the current patterns in the land transcacing on the basis of explanning the ralated concepts of land transcaction Furtherly,it reveals the reason that causing the problem from the farmer itself ,agricultural development status, existing lan system,land market,state mamagement,legal system about land transcaction.It finds than the building of reasonable land transcacing modes is on conditional on the resolving the problems at its source in the operation of land transcaction modes And then based on the description of objective,principles,mentality in resonable modes constructing, the author constructs two resonable construct mode,one is Shareholding pattern of land which is to the establishment a modern property right system for the orientation,the other is the state-owned permanent tenancy system which is to innovate rural land ownership as the core.Finally ,this paper states the conditions on which agricultural land transaction resonable modes is implemented and the measures connectted with land transaction resonable modes implemenation.the author take the Da Li Zhuang country of Xiang Cheng city as an example to expatiate the mentality of the Shareholding pattern of land implemenation.
