With the continuous development of the real estate industry,real estate enterprises in the construction process of the project funding needs more and more,many developers due to a shortage of funds,loan difficulties and the inability to repay huge interest expenses and other financial problems,the construction project in advance in accordance with the schedule cannot be carried out,these developers have to transfer in construction in the project to maintain the development of enterprises.However,at present the value evaluation system in construction projects is still not perfect,many asset appraisers may overestimate the actual value in the construction of the project in the evaluation process,the process of the value of the reason of CPV in the assessment of construction projects in the many are not taking into account the influence of the project under construction and the particularity of risk the factors of value.From the perspective of the interests of the acquirer,how to accurately assess the value of the construction project,and provide a reasonable reference value for the acquirer is to study the problem to be solved.Based on the above problems,this article from the construction project in the S Conference Center project evaluation theory,evaluation method selection and evaluation of program design,the selected evaluation method in S Conference Center project evaluation in the specific application of three aspects to study,the specific research content is divided into six chapters.The first chapter is the introduction,mainly discusses the research background and significance of the study,in the construction of the assessment of the value of the domestic and foreign research present situation and the technical route of this paper;the second chapter is an overview of the theory of value evaluation of construction;the third chapter is the introduction and evaluation of selection method for S Conference Center project.This chapter first overview of the S Conference Center project are introduced,secondly the applicability analysis of several evaluation methods were selected,then the replacement cost method as the evaluation method,finally the application of replacement cost method to assess the value of S in the conference center project in the further analysis of thinking;the fourth chapter is the assessment of general replacement cost method S Conference Center project market value;the fifth chapter is the acquisition of risk factors under the S Convention Center project evaluationbased on the value of the acquisition.This chapter from the perspective of the interests of the acquirer,on the basis of market value,combined with the design of the acquisition risk coefficient evaluation model to assess the value of the acquisition of the S project;the sixth chapter is the conclusion and outlook.According to the theoretical basis for the evaluation of construction project value and methods of analysis,from the perspective of the acquirer's interests,based on the evaluation results of the replacement cost method,the acquisition of risk coefficient model,using the cost method and replacement cost method to reset the acquisition of risk factors based on the two methods of evaluation object evaluation comparative analysis and application of two kinds of evaluation results,reasonably determine the value of S Conference Center project,combined with the assessment process of specific analysis and demonstration,has practical significance.
