At present,China is at the new starting point of comprehensively deepening reform,and the whole countries' urbanization steadily advanced.There are development opportunities for China's real estate enterprises,both from the government policy guide or national housing necessities.However,opportunities and challenges are always coexisted.Being the Pillar industries in the national economy,the real estate enjoys the benefit part of the national policy,but meanwhile has to accept the part of strict macro-control.In addition,China's real estate is in a normal state of high debt.Then,the real estate bubble in China grows bigger and bigger.At the end of 2015,financial security index has fallen to the lowest and financial risk fatherly deteriorated in the whole China's real estate.In this paper,by reading and searching large amount of materials,and based on the standard of same enterprise scale and main business income accounting for over 50% in the enterprise's whole income,30 real estate enterprises have been chosen as the sample for study in the all China's listed A-share real estate enterprises in 2015.Based on those samples,this paper builds the model of financial risk evaluation of China's listed real estate enterprises by using factor analysis method.Through analyzing the financial risk evaluation results,this paper comes to the conclusion of the reference level for financial risk evaluation of the listed real estate enterprise.Then,this paper chose and tested 20 real estate enterprises' financial data listed in 2014 with the same standard.When the testing result is satisfying,this paper finally finds out the main factors that affects Taihe real estate's financial risk from the vertical comparison of the sample data during 12 periods and the horizontal comparison with benchmarking enterprise of Financial Street Group,by employing the method in the combination of theory and practice,quality and quantity,as well as according to the issue of Taihe real estate's financial risk factor analysis,financial risk evaluation model application,financial risk evaluation results analysis and risk control measures.In the end,this paper offers specific and targeted risk control measures for Taihe real estate to get a clear understanding of its financial risks during 2013 to 2015,and provides helpful advice for risk avoids or reduction in Taihe real estate's future development.
