Real estate is the important industry of our country's national economy,which relates many industry development and livelihood issues.As the real estate industry overheated and house prices soared,the state issued a series of policies aimed at the real estate industry to curb speculative buying and protect rigid demand.So real estate enterprises face the risks of policy change,market demand,macroeconomic situation and so on.Besides,the financial risk of real estate enterprises may be increased because of huge investment volume,long investment cycle and high industry risk.Therefore,in the context of the continuous development of real estate policies and the changing macroeconomic situation,real estate enterprises in China should conduct effective evaluation and prevention of financial risks in combination with industry characteristics and regional characteristics.This study may reduce the financial risk of real estate enterprises and avoid falling into financial difficulties.This paper takes real estate listed enterprises in China as the research object.Firstly,this paper analyzes the development of real estate industry in China and the causes of financial risk.Then according to the financial risk factors of real estate enterprises in China and the previous experience,this paper builds the financial risk index system of the combination of financial and non-financial indicators.And the data of non-financial index is obtained through the expert scoring method.The data of financial index is obtained from the financial statements.Then this paper uses the single efficacy coefficient method to measure of financial index data and make its have the consistency with the non-financial index of the data.Then this paper uses the correlation analysis method of time difference to divide the index into the pilot index and the synchronizing index,the data values of the leading indicators are adjusted again,and using the main ingredient analysis to filter and calculate the index.This paper divides the financial risk level to analyze the financial risk of the real estate market basing on the financial risk score.Finally,with the analysis results,some suggestions are put forward for the financial risk prevention of real estate enterprises in China.
