The real estate industry is one of the most important industries of China's national economy and an important source of tax revenue in China.In order to reduce corporate tax burden,avoid double taxation,improve economic vitality,and give full play to the regulatory role of taxation on the economy,the state has made "expanding the scope of VAT taxation in the "Twelfth Five-Year Plan" and correspondingly reducing the tax on business tax."The expression." From the beginning of 2012,China began to change the business tax to the value-added tax in Shanghai's transportation industry and modern service industry.By 2016,it will fully implement the “reform of the camp”,and the real estate industry will be included in the “reform of the camp” and then to 2018.In 2019,the value-added tax reform was deepened.Some industries,including the real estate industry,have further lowered the VAT rate.It has been seven years since.In the past seven years,China's reform of the “reform of the camp” has continued to deepen and has had a profound impact on all walks of life.This paper reviews the background,purpose and significance of the real estate enterprise's "competition reform",reviews the relevant research at home and abroad,and sorts out the relevant concepts and theories of the business tax to VAT,and based on these theories,The impact on real estate enterprises is mainly analyzed and measured from the perspectives of tax burden and business performance.Secondly,it analyzes the development status of real estate enterprises in China,specifically the analysis of the tax burden and business performance of real estate enterprises after the "competition reform" from the macro and micro perspectives.Thirdly,establish an econometric model to empirically analyze the impact of “camp reform” on real estate enterprises.In order to ensure the scientific validity of the empirical research data,this paper selects the company listed before 2010,the company's operation is relatively stable in the past 10 years,and the 31 main real estate enterprises whose main business is commercial housing sales are sample enterprises;to ensure the empirical research data Comparatively,this article takes 2016 as the boundary and selects the financial data of the sample enterprises from 2015 to 2018 as the research sample;all the financial data of the sample enterprises are from the wind database,in order to verify the tax of the real estate enterprise The theme of the negative and the impact of business performance,this paper chooses the representative of the overall tax burden and net interest rate two variables as the explanatory variables,with the "cash reform and increase" policy as an explanatory variable,to the scale of enterprises,gross profit margin,assets The debt ratio,operating cost,etc.are the control variables,the panel data model is established,and the Eviews software is used for empirical analysis.The conclusions are drawn that “the reform of the camp will reduce the tax burden of real estate enterprises and improve the operating performance of real estate enterprises”.Finally,combining theoretical and practical research results,,it is pointed out that although “camp reform” has a favorable impact on real estate enterprises,from a dialectical point of view,“camp reform” also faces many new challenges for real estate companies,such as In actual business activities,some real estate enterprises are faced with problems such as insufficient deductible input tax,complicated accounting system for business performance,transfer of upstream industry tax burden,and risk of VAT special invoice management.In order to promote the healthy development of real estate enterprises,this paper puts forward countermeasures and suggestions from both the government and enterprises.
