With the "construction industry development outline","on the development of prefabricated construction guidance"," '13th Five-Year' comprehensive energy reduction program of work" and other programmatic documents having been introduced,dividend policy continues to release,the enthusiasm and the initiative of the enterprise is unprecedented,the housing industrialization ushered in a new development opportunity.Due to the development of prefabricated house in our country still in the primary stage,the bottleneck is still quite prominent,the technology system of housing part is not yet mature,the cost is high,the phenomenon of design,manufacture,logistics,construction and supervision ability insufficient is universal.Under the background of rapid development in prefabricated housing today,construction enterprises can only continue to increase inventory to meet the construction schedule to improve the assembly level.Inventory management is becoming a bottleneck of the development of the industry.Inventory management has a large proportion in the supply chain management,the research of supply chain introduced into the construction industry is also more and more.In this paper,the assembly of prefabricated housing part as the research object,the inventory management problem of housing part of the construction enterprises is studied in the housing industrialization.First of all,the author read the literature about prefabricated housing part and inventory management through the keyword search,combing the concept and theory of prefabricated part and inventory management;Then,through the research status of inventory management of prefabricated housing part,analyzing the current situation and development of housing part supply chain relationship,points out the existing problems and the optimization principle of housing part's inventory management of construction enterprises in China.And it points out the importance of inventory management of residential parts in construction enterprises;Secondly,analyzes the total inventory cost,the total cost and the total cost of the supply chain of the construction enterprises under different management modes,and compares the total cost of the supply chain.Taking TZ construction enterprise as an example,the paper proves that the implementation of Jointly Managed Inventor model can effectively reduce the inventory cost of TZ construction enterprises through the quantitative research;Then,combining with the characteristics of the prefabricatedhousing part,the paper researches the evaluation index system of supply chain performance of construction enterprises under Jointly Managed Inventor model with literature study,expert interview,questionnaire investigation and reliability analysis method.The paper researches the evaluation index system: four inventory control cost indicators,four inventory control quality indicators,three ability of information technology indicators and three ability to manage the relationship indicators;Moreover,the method of Entropy-Topsis is used to establish determine the index weight of the performance evaluation model,Entropy evaluation method is used to calculate the weight of each indicator,obtains first-hand data by sending questionnaires to the survey team,and Topsis method is applied to make comprehensive evaluation on TZ construction enterprise;Finally,it is concluded that the performance of the Jointly Managed Inventor model will be much higher than the current level of inventory management performance.
