Study On Factors Affecting The House-purchase Willingness Of Rural Migrant Worker In The Perspective Of Generation Gap

Since the 21 st century,the number and income of the rural migrant workers has been increasing steadily.With the improvement of the rural migrant workers' economic condition,more and more rural migrant workers are choosing to buy house in the city.At the same time,“reducing the number of unsold homes” is one of the key points of supply-side structural reform.In the process of reducing the number of unsold homes,the rural migrant workers become the lagre group of home buyers who can support housing consumption in the eyes of central-planners,local governments and real estate companies have introduced policies to encourage the rural migrant workers to buy house in the city,but the effect is not satisfactory.In this context,based on the reviewing and organizing relevant literatures,the paper study on the factors affecting the house-purchse willingness of the rural migrant workers in the perspective of generation gap,and try to find the differences of their willingness and factors in different generations,and put forward the suggestions to provide reference for governments and real estate companies decision-making,thus speeding up the pace of “ reducing the number of unsold homes ”in China.Domestic and foreign study on the affecting factors of the willingness to buy house,the consuming behaviors of the rural migrant workers,the affecting factors of the rural migrant workers' willingness to buy house and the generation gap in the rural migrant workers are summarized and analyzed,on the basis of this,the affecting factors of the rural migrant workers' willingness to buy house are qualitative analyzed in the study,including the personal characteristics,family characteristics,psychological characteristics and policy characteristics.The questionnaire design and data collection based on qualitative analysis,the study makes statistic analysis the rural migrant workers' personal basic condition,and then bring the variables which passed Chi-square test as explanatory variables into Logit regression model,analysis the affecting direction and the affecting degree on the rural migrant workers' willingness to buy the house of different factors.The study found that the new generation of rural migrant workers' willingness to buy the house are higher than the older rural migrant workers.Looking at main purpose of the purchase,the children's education are the two generation's main purposes.In the aspect of affecting factors,according to the results of the new generation,personal age and family income have the most significant impact on their willingness to purchase;next is the personal educational level,the number of familymember with college education,the number of family member with non-agricultural employment,rural housing satisfaction and expectation to house price have a great impact on their willingness to purchase;finally,the number of rural housing,the stability of work and the willingness of farmland circulation have some impact on their willingness to purchase.From the results of the older generation,the number of family member with college education,family income,rural housing satisfaction have the most significant impact on their willingness to purchase;next is the personal educational level,major categories of careers,cross-regional work,the number of family member with non-agricultural employment;the attitude to the Chinese concept of “face” have a great impact on their willingness to purchase;finally,the willingness of farmland circulation have some impact on their purchase.On the basis of the empirical analysis,the study puts forward the following suggestions to the government and the the real estate company from the perspective of protecting rural migrant workers' interests.From the government perspective,the government should improve the working security mechanism for rural migrant workers,promote the information construction of rural migrant workers' employment market;improve the capacity of rural migrant workers to pay,provide difference support of purchase credit;guide rural migrant workers to buy houses properly,help farmers to build a rational view;quicken the pace of farmland circulation reform,establish and improve the farmland circulation mechanism.From the real estate company perspective,the company should integrate the high quality education resources,solve the problem of the rural migrant workers' children education;expand the community participation positively,reduce the rural migrant workers' obstacle to integrate into the city.
