Since the reform and opening up, China’s housing system reform and the deepening of the urbanization process, the real estate market develop in a fast speed, after few years development, it has been an important part in the national economy. However, it also brought many social problems, and the rising housing prices is attention by people in recent years. Take Yinchuan City as the research object, using the quantitative methods. Analysis commercial housing prices in the temp and space variation characteristics, and commercial housing price impact factors, in order to reveal the Yinchuan city commercial housing price in time and space is divided into different rules and residential characteristics of commodity housing price influence. For government future policies, real estate will develop in a healthy and stable way.Firstly, based on the realted theories and concepts,we begin to collect the information about the changes of the commodity housing price data of Yinchuan city in different time from 2005 to 2014.Secondly, we collected 170 commercial residential real estate price data of Yinchuan in 2011 and 2014 two time nodes, using ArcGIS spatial analysis method, rendering the Yinchuan city commercial housing price trend map, contour map and the price of space distribution, in space on the fractionation of analysis. Finally, by collecting collection of 95 commercial residential real estate data determined housing characteristic variables by 2014 in Yinchuan City, use hedonic price model to analyze the effect of housing characteristics on the price of commercial housing, on the basis of this, we put forward the corresponding countermeasures and suggestions.Through the empirical analysis, we had educed some main conclusions as follows.The commercial housing price roughly resent "S" shaped curve change,and keep the same change trend with the commercial housing price, also easily affected by the macroeconomic environment.The commercial housing price keep rising of all municipal districts. The Xingqing district keep fluctuant increasing the first four years,while the district and Xixia district keeping rising.And the sorting of the commercial housing price never changed.the commodity housing is closely related to the main traffic trunk road, the public transport system and the infrastructure.And there are some certain regional differences.The commercial housing price present irregular spheres of distribution and declined from the surrounding.Greatly influenced by the Yuehai CBD、infrastructure、and the public transport system.The differentiation patterns of commercial housing price existed obvious differences.There are ten characteristics into the characteristics of the price model from the 11 housing characteristics,The characteristic variables has significant impact on commercial housing price and in different degree.The most significant impact is the distance to commercial center.
