Real Estate Investment Trusts,is a kind of trust to put the investors' money together and establish special used for the administration of Real Estate Investment funds,through the investment and management,to share a kind of Real Estate Investment trust,this approach aims to revitalize the Real Estate,for the Real Estate enterprise financing way,stable returns for investors,so as to realize the rational allocation of assets.REITs as a kind of industrial investment fund,investors put money directly into the real estate industry,appeared in the United States since the 1960 s,with its many advantages developing rapidly,it has grown into an important financial tool in the overseas mature market currently,this is because the REITs for real estate industry,investors and the financial market is of great significance.This article mainly uses literature research,case analysis and contrast analysis to research Penghua Qianhai Vanke of the real estate investment trust financing problems.First of all,the author sums up the related concepts and theoretical knowledge,deepened in this paper,the theoretical basis of the case on the basis of Penghua Qianhai Vanke.for example,analysis of Vanke company by real estate investment trust apply process..From the operation mode of analysis,through the development of REITs international experience,explore the organization mode adopted by the advantages and disadvantages.After analyzed the Penghua Qianhai Vanke for VANKE company and real estate development to bring the positive role,through comparative analysis with other financing way implementation effect,to further financing function of the real estate investment trust,in terms of real estate business,due to the attention of the government and the investors and the supervision,make the whole real estate management and development of a virtuous circle.In addition,in the previous study of REITs financing,scholars mainly study the development and application situation,organization,transaction mode,but in this article,considering theparticularity and the representative of the project,its potential risk also carried on the thorough analysis,and according to the potential risk and REITs in the Chinese market barriers in the development of recommendations,as warning and reference in the process of development in the future,make the this innovative financing tool can achieve more robust and idealized operation effect.By analysis can find Penghua Qianhai Vanke as a pilot project,with many support,absorb foreign experience and combining with the characteristics of its own project,in the process of application of maximizing the characteristics of the project itself,not only provides the real estate development enterprises financing channels,,but also absorb social idle funds,have the effect of optimizing the allocation of resources.In addition,due to various regulatory,effectively improving the quality of the later operation,to a virtuous cycle between the rental and management of real estate project.In the process of the application,there are some problems and risks,there is a gap from the standardization of REITs in the international market,but for China,while the institutional obstacles cannot be ignored,cooperate with the government is encouraging policies and related risk prevention measures,can find suitable for their market REITs in China.China has the world's largest scale and potential investors in the real estate industry,real estate development with the economic environment of mature,the speeding up of asset securitization,increasingly accumulation of wealth,China will become the indispensable important component of REITs market all over the world.
