The development of the urbanization process has led to the development of commercial real estate projects investment,and commercial real estate projects in the construction process of the existence of capital planning is unreasonable and the completion of funds can not be returned and so on make developers pay more attention to project evaluation before the project development,especially as a core part of the financial evaluation.Developers are able to make an objective estimate of the overall financial situation of the project through effective financial evaluation,and then make a reasonable plan.Therefore,the effective financial evaluation of commercial real estate projects and the corresponding financial risk prevention measures for the development of commercial real estate projects and even the healthy development of the entire real estate industry is of great significance.This paper from the developer's point of view,research on the financial evaluation of commercial real estate projects before the development,thus making effective financial decisions.First of all,hot spot analysis and data collection so as to sort out the overall research ideas,combined with the relevant literature summarizes at home and abroad research status and the relevant theory;Second,it points out that the shortcomings of the commercial real estate project financial evaluation index system in the past literature and combined with the characteristics of commercial real estate projects to build and select the index system to obtain an effective financial evaluation index system;Finally,the paper discusses the content and advantages and disadvantages of several methods of project financial evaluation,and finally chooses to combine Entropy method and TOPSIS method to construct the financial comprehensive evaluation model of commercial real estate project and carry out applied research to verify the feasibility of the financial comprehensive evaluation model and put forward effective measures to prevent financial risk according to the characteristics of commercial real estate projects and the financial results of the application analysis.The innovation of this paper :The financial comprehensive evaluation model is co nstructed by combing Entropy method and TOPSIS method,which solves the contradict ion of financial decision in multi-scheme comparison and improves the scientific natur e of financial decision-making..
