Abstract: Land price is the guarantee of land resources in China, land market integritykey to maintain the stable operation, reasonable land prices is to optimize the allocation ofland resources, improve the land market of the basic guarantee. At present, China’s landmarket is very complicated, affecting factors of land price is diversity, requires acombination of state, market pricing model of two, can guarantee the land market is stable,orderly operation. Then, based on comprehensive analysis of mechanism of the formationof China city land prices, the background of research area, find out the factors influencingChina’s city land price and are refined and quantified, by way of example analysis, factorsinfluencing the universality of city land price that affect regional environment, and thesefactors were quantified analysis, find out the regularity of the formation of city land price,discusses the existing process of land market city problems, and corresponding suggestionsare put forward.In this paper, starting from the function and utility of land, by summing up land pricesfor micro influence factors of research results at home and abroad, the influencing factorsof city three main types of land price is divided into four categories, the main quantitativeindicators including business prosperous degree, traffic access degree, infrastructure andpublic service facilities, city planning, population density, environmental quality, naturalconditions, factors such as city planning, industrial agglomeration benefits. Through landgrading makes adjustments and benchmark land price updating empirical analysis on threemain micro influence factors and influence degree of the land price. Based on the researchof the characteristics of the influence factor of land price and land price can be thecomposition of the case have a more profound understanding of, thereby quantitativeunderstanding of the formation process of land price, through the analysis of the factorsinfluence degree can understand land users on the influence factor of land pricepreferences, analysis of the problems at present, China’s urban land management system,put forward the corresponding countermeasures and to provide basis for decision-makingof land management department.
