The Research Of The Housing Selection With The Method Of The Fuzzy Comprehensive Evaluation

For most common homebuyers,they purchase the real estate based on their perceptual preferences.The homebuyers will be in confusion with a lot of factors that will have influence in selecting feasible houses.Especially,with some factors of homebuyers themselves,it is more difficult to buy a real estate.From a macro perspective,homebuyers,who are in residential choice may consider three factors,including economy,residence,and convenience.It is also very different for buyers to consider different factors.For example,the houses with lower prices and related taxes and fees are better;the houses with a large appreciation of the space are better.Convenience of business services,convenience of education services,comfort of environment,convenient access to medical services,location,transportation,construction,environmental and so on,this dissertation gives a qualitative and quantitative analysis on the factors which affect the homebuyers making the right judgment,Firstly,the residential choice of buyers is qualitatively judged,and then the data in the perspective of science is quantitatively analyzed.Based on the fuzzy comprehensive evaluation and with the research about the residential choice factors at home and abroad,the ordinary homebuyers residential choice factor index system is determined in this dissertation.On the basis of fuzzy theory,this dissertation selects the appropriate fuzzy membership functions and establishes the model with the optimal value of the target object and minimizing the sum of the distance of the worst value as the objective.Finally,through the questionnaire data analysis,the final evaluation results are given.This dissertation provides a suitable method for ordinary homebuyers to choose residential house.Firstly,this method has a practical significance of equalization and quantitation.Secondly,the residential selection model proposed in this paper will better help homebuyers analyze residential choice factors.What's more,it can also provide a theory for residential choice property consultants qualitatively and quantitatively analyze the method of better marketing to buyers.Finally,it can also provide certain theoretical basis for macro-control,planning,service,and certain theoretical basis for the livelihood of the people.
