Green transformation of existing residential building is an important measure to realize energy saving, emission reduction, and improving the quality of living, vigorously promoting the implementation is necessary. However, the current society’s impression of the cost and return on the green transformation is not unified, green means "high price" is the subconscious idea of many people, financial problem from which hinder the smooth progress of the transformation; On the other hand,China has a large number of existing residential buildings without any energy conservation measures, whose insulation performance is poor and equipment system is inefficient, not only waste heating and cooling energy seriously, but also can’t provide a comfortable living condition to the great majority of the people. In recent years, many experts and scholars have some research work on the green transformation of existing residential buildings, but the study is mostly focused on the technology, the cost effectiveness problem is in urgent need of quantitative analysis, the nature of the problem plagued renovation work is an economic problem. This paper aims to scientifically measure the cost and benefit of the green transformation of existing residential buildings, establish an analysis framework and calculation method for the economic benefit analysis of green transformation of existing residential building from the perspective of the overall social. This paper analyzes the background of the research object and existing research results related to the topic, find out that the main problems of the research are the lack of understanding of the green transformation and the unclear understanding of the cost and benefit of the reform. Then, combined with previous research results and existing norms, the cost index system and the benefit index system of green transformation are established, and the cost and benefit of each stage of the life cycle are analyzed andcalculated, establish the framework of cost benefit analysis and the calculation method of the whole life cycle of the green transformation of existing residential buildings. Finally,an example is used to evaluate the economic performance of the framework, the feasibility of the model is confirmed, which also shows the cost of green transformation of residential buildings is low and the benefits are obvious, which is suitable for large-scale promotion in the whole country.
