As the city developed economy,the rich material culture,become human gathering place.Land resources are the basic factors of production the survival and development of human society,which is fixed,is irreplaceable,a limited number of features given the scarcity of resources significantly,so the city land is more scarce and important.Throughout the development of the whole economy and society,we find that the land is not only a resource,but also is an asset.To a large extent,the configuration and operation of the mechanism of land resources determines the way the land price changes.In a market economy,commodity prices is the best way to achieve the allocation of resources,so we are very necessary for the formation,mechanism of the process of land prices and the factors that affect the price of land in-depth study of the system.Because the influence factors of city land price has many kinds,different regions,different land uses,the factors influence its price will be different,so the researchers using transaction data published,to explore and study the factors affecting urban land prices.In China,a market economy is not long,the land market is not perfect,though the real estate market is thriving,but in the urban land market,the role of urban land price mechanism does not play out very good,you can say that the relative price of land management developed countries is relatively backward.This paper first completed a review on the research status at home and abroad,on this basis,the land elaborate theories and research,including land prices,land price evaluation methods and principles,characteristics of urban land prices,four major cities land price of the underlying theory,macro and micro factors,supply and demand factors and urban land prices were analyzed.These concepts and theories elaborated for below lay a solid theoretical foundation.Research focus of this paper is the theoretical analysis of the previous two chapters,based on the land to build Hedonic price model,the model selected for Hedonic price analysis of the factors affecting the price of land,and a determination and quantification of these factors,the estimated Hedonic price model with the final test results come back empirical analysis.Through an empirical study on the price of residential land in Harbin Mountain Settlement the factors that affect the price of residential land are analyzed,so as to determine the hedonic price model,and then use the model to calculate the price.
