Since the 21 st century,with the high-speed economic growth in China,more and more consumers shift gradually from the basic consumption to the pursuit of quality,personalized,fashionable consumption,which provided a broad space for retail business.The development of domestic shopping center grows rapidly.Holding the opportunities,some professional enterprises,such as Wanda,COFCO and CRland,entered into the area of shopping center development actively.For the diversified strategy,some enterprises,such as Sino-Ocean Land and Longfor Group,also join into developing shopping centers.On the other hand,due to the reasons like forcing to distribute the business facilities indicators when the government leasing land,many traditional residential development enterprises also passively start to develop shopping centers.Whether to live ot to rent,the requirement of housing target customer is single and certain,that is meeting people's daily life demands.Shopping center has various requirements on proper facility since it involves retail,catering,cultural leisure,children's playground and so on.Currently,the design requirements of the shopping center with various formats are too general in the building design code.Therefore,enterprises generally face the difficult problem that the supply conditions and businesses uses are mismatching in shopping center projects since they can't achieve "orders of real estate".In this paper,a shopping center developed by a large real estate enterprise just start to enter into the shopping center development area will be used as a case research object.Through the analysis of a series of engineering to meet the needs of businesses before the opening,we explored the reasons and rules why the reconstructions happened,and to correct the input conditions of shopping center design,improve the fitness of the service conditions and the using conditions of the shopping center,reduce the reconstructions and save the costs.This paper proposes the suggestions of the input condition in the design stage of the shopping center through reviewing literature,organizing the original data of project case,using the personal experience of the whole project case.On the other hand,according to the operational experience of the project case,the paper proposed efficient decision-making process and scientific decision criteria on the case whether to reform for commercial tenant when needed.The relevant results of this research have been applied in the follow-up development of shopping center,and the conclusion has a certain reference value to the can't achieve "orders of real estate" shopping center development enterprises.
