Since shopping center being introduced to China from the mid of90s, it developsvery fast with its unique characteristics such as, gathering multiple business formats,compositing multiple functions. Those characteristics can meet the demand for people’sconsumption custom and lifestyle of shopping,entertainment,leisure and social contact,etc. However, with the overdevelopment of shopping center and the lack of domestictheoretical research, some practical problems are more and more prominent, such aspositioning of homogeneity phenomenon.Shopping center’s format planning is one of core factors of influencing shoppingcenter’s development management, its reasonable localization concerns the success ofshopping center directly. Though the importance of format planning has been perceivedby more and more specialists and practitioners, comparing with this, the theoreticalresearch from domestic scholars is less. Thus, this paper will analyze the relativetheories and systems about format planning, and build the processing and model ofcomprehensive evaluation about the planning orientation on theories, then providetheoretical reference standards for orientating and evaluating.In the paper, text has been divided into seven parts:First part: the introduction has concluded the research background、 researchsignificance、 research status and methods at home and abroad,technical route andinnovation points.Second part, we will show some overview about the relevant theories, includingthe summarize of shopping center,the theoretical system of format planning and the goalof orientation, etc. We want to provide theoretical support for the following analysisthrough those theoretic summaries.Third part: building the processing of format planning. Though the theoreticsummaries, we can find out the contents and influence factors of shopping center formatplanning orientation, and summarize the standard system of the processing fororientating systematically.Forth part: for laying the groundwork for the following construction positioningprocess and evaluation index system,this part analysis the combination of commercialshopping center position influence factors. Fifth part: the building of module of format planning orientation. Basing on theinfluence factors and orientation processing, we can build out the evaluation system ofcombination orientation, and form the evaluation criteria, and finally build thecombined positioning comprehensive evaluation model.Sixth part: empirical research on typical shopping center. Basing on the combinedpositioning comprehensive evaluation model, we select some sample which is regionallevel and above from China shopping centers, then we use these data to do empiricalresearch and analyze, in order to verify maneuverability of the combined positioningcomprehensive evaluation model.Seventh part: conclusion and insufficiency, we will give a summary about thispaper, and find out those conclusions and insufficiencies.
