As Chinese economy has entered a new normal stage of development,the real estate trade has become an important part of the domestic commercial activities.In the white-hot competition among the real estate market.The speed of the sales directly affects the profits,the money collecting and the future development of real estate companies.Therefore,marketing has become the key to the late development of the project.Based on the research into the marketing strategy for D residential project of Changzhi GL real estate company,this paper deals with the competitive advantages and disadvantages as well as the the opportunities and threats of this project,by SWOT-PEST,analyzing the related policies of domestic real estate,the economic and social factors of Changzhi,Shanxi,and the trends of the real estate technology.This paper argues that,as a native,GL company has advantages over other real estate companies.This residential project is located in the range of the urban planning.What’s more,this company is attached to the well-known S Design Institute,which guarantees the quality of the construction.But it is also hard due to the small GL company,its low market share and its difficulty of raising money.all of them become the D residential project marketing short board.To integrate the above factors,the D residential project targets the range of mid-high part consumers by using the STP analysis and considering the characteristics of the mid-high part of the market.The pricing mainly relies on the brand name of the parent company.Before entering the market,it is aimed at pricing by osmosis,and seek social attention.These marketing strategies are carries out through the combination of online andoffline channels by ads and the site activities.And in the process,full consideration is given to the connections between consumers and the project,in order to improve the response to the competition in the market.It need to actively organize participation in social welfare activities,the relationship marketing is also adopted to get the biggest returns.What’s more,Since the GL company is not good at its marketing management,specific organizational framework and human resource safeguard measures,as well as proper management are needed,to ensure the successful completion of marketing activities.Based on the research into the D residential building project of Changzhi real estate company as a small and medium-sized cities real estate development project,in the real estate market is also more commons.Taking D residential project as an example,the paper offers suitable marketing strategies according to the marketing knowledge and the development of domestic real estate market environment.At the same time it is also hoped that this article can be a reference for the research of the marketing strategies for small and medium-sized city real estate.
