With China’s rapid economic development, China’s real estate market development quickly, market competition is becoming increasingly fierce. In this environment, the real estate enterprises want to stand in the land and will not fall in the market competition, should avoid the lack of innovation and change in the real estate project marketing, must understand the real estate market marketing related theory at the present stage, focus on the use of scientific and reasonable real estate marketing theory, pay attention to the investigation and analysis of the the market environment, make innovation of real estate marketing mode with unique characteristics of real estate project marketing strategy. Therefore in-depth studying of related real estate marketing theory, not only help to improve the quality of integrated marketing of real estate enterprises, but also enhance the core competence of real estate enterprises, and promote the steady and healthy development of the real estate industry as a whole, which can better meet the changing needs of consumers.The study is based on the real estate marketing theory,focusing on the use of STP analysis model, PEST analysis model and SWOT analysis model of real estate marketing analysis tools, and combined with the actual characteristics of" The Galaxy Street Real Estate Development Project", in which the project’s market environment and its own advantages and disadvantages are analyzed, at the same time from the environment to grasp the opportunities and threats facing the project.Our taget is to desing the project marketing strategy and marketing combination strategy, and with a view to the ultimate realization of successful marketing project.Of course, during implementing the marketing scheme there ane many various risks, in the course of marketing scheme design inevitably exist various risks, so it needs to constantly summarize the effect of the marketing scheme, finding deficiencies and making timely adjustment, so as to ultimately ensure the smooth completion of the project marketing strategy.Firstly, based on the real estate marketing theoretical foundation, focusing on the analysis of the real estate marketing basic concept and characteristic, also stressing the importance of real estate marketing tool. Secondly, making detailed analysis of the specific circumstances of the Galaxy Street Real Estate Development Project, using the PEST analysis and SWOT analysis, to grasp the project’s internal and external environmental factors. At the same time making analysis of the existing market demand of the project. Then, by analyzing the marketing strategy and marketing mix strategy for the Galaxy Street Real Estate Development Project. Finally, according to the results of the implementation of the marketing mix strategy, to think about the problems, and puts forward some measures for improving the future marketing strategies, and seek guarantees for the implementation. Hope that through the analysis of the marketing strategies of the project, to explore a set of suitable marketing management mode and method for real estate enterprise, improve the marketing level and aslo promote the company’s growth..
