Since May 1,2016,the value added tax has replaced the business tax in the Real Estate Industry.Compared with other industries,the real estate industry has its own particularity,so there are theoretical value and practical significance to study the influence of "replacing the business tax with value-added tax"("replacing" for short)on real estate enterprises.This paper takes B Real Estate Company as an example,with a major research method of case study to analysis company's countermeasures to the “replacing”.This paper focuses on the X real estate project developed by B company,,analyzes the differences of the different value added tax calculation methods based on the analysis of the situation of the X project,and on this basis,makes recommendations for B Real Estate Company.The main influence of different tax methods on B company is reflected in the value added tax burden and management methods.First,this paper analysis tax incidence of value added tax: through the analysis of the X project cost that the upstream structure of B company,according to different tax policies taken by upstream companies,input tax is based on building materials and equipment to obtain the deduction from the game theory point of view;general and simple VAT payable tax from X project can be measured from its income;finally,with information of X project's income,tax incidence can be measured.The result is that the value-added tax burden depends on the proportion of building materials and equipment to get deducted,when the proportion reached 8.46%,the general tax method of value-added tax burden is lower.Secondly,this paper analysis management methods: different policies to promote the B company to change the way of management,mainly reflected in the accounting system and invoice management system.In view of the influence of different tax methods on B company,B company should follow the principle of tax planning to maximize its own interests without violating the laws and regulations.In the formulation of the value-added tax minimization strategy,we must consider the possible negative impact;in the management of the planning,B company can consider the quantization of income,or use other methods to ensureefficiency.Finally,in the specific options,this paper suggests that B company should optimize the supply chain management model,and build long-term cooperation with suppliers;select suppliers with higher proportion of deduction;and enhance the proportion of input tax by buying assets and other methods,without affecting their own interests;and B company should improve their management level and man-management system.
