Our country has open a new stage of history which belongs to the new-type urbanization.The past urbanization primarily directed by GDP growth is being changed to the new-type urbanization which have emphases both on creating employment opportunities and providing public services.Under the time background of the transition,real estate development model must be changed.With the problems of real estate development models in our country exposed in the development process more and more serious,the traditional development modes have adapted poorly to the requirements of the new-type urbanization.If real estate enterprises want to break through the existing development predicament,and to cater to the new development trend,theymust keep pace with the times,finding and popularizing real estate development models which can help to increase employment opportunities and improving living standards.Accordingly it will benefit the sustained and healthy development of real estate enterprises.On the basic of the above research background,the article makes a research about the transition development of real estate development mode as follows.First of all,base on the analysis of the relevant literature and the summary of the current typical development model,this article discussed the current development situation of China's real estate development model;indeed,summarised that of the issues about the current real estate development model of China include: low utilization rate of energy and resource and high carbon emission;heavy asset model and the single financing channels,high degree of dependence on bank funds;low value-added traditional housing development mode and profit space of enterprises decreasing.Secondly,this paper started from the aspect of the background of new urbanization that illustrated the current situation of real estate enterprises of China by analysising the factors of impact on the new urbanization development plan from the three demand levels of policy situation,macroeconomic and social demand respectively.Thirdly,based on the theoretical research and data analysis above,it used the combination of static and dynamic methods to Quantify its influence on the real estate development.The PATH-STIRPAT model is used in the static study,and the regression coefficients in the model are calculated by using the PLS method.Then the elastic coefficients of the explanatory variables are decomposed into direct effects and indirect effects,be used to analyze the interaction between variables and its the driving force for the development of real estate.Dynamic prediction based on SVAR model,using the impulse response function to reflect the impact of independent variables on the real estate developmentThrough the above research to find the primary and secondary direction of real estate transformation path,as well point out the real estate in the financing mode,Operating mode and profit mode three aspects of the transition path.
