Our country has open a new stage of history which belongs to the new-type urbanization.The past urbanization primarily directed by GDP growth is being changed to the new-typeurbanization which have emphases both on creating employment opportunities and providingpublic services. Under the time background of the transition, real estate development model mustbe changed. With the problems of real estate development models in our country exposed in thedevelopment process more and more serious, the traditional development modes have adaptedpoorly to the requirements of the new-type urbanization. If real estate enterprises want to breakthrough the existing development predicament, and to cater to the new development trend,theymust keep pace with the times, finding and popularizing real estate development modelswhich can help to increase employment opportunities and improving living standards.Accordingly it will benefit the sustained and healthy development of real estate enterprises, aswell as being helpful to the intercoordination and mutual promotion between real estate industryand the new-type urbanization.On the basic of the above research background, the article makes a research about thetransition development of real estate development mode as follows.Firstly, by analyzing related articles and summarizing the current domestic typical realestate development models, the article makes the definition of the Real estate developmentmodel which is the core concept of this thesis, that is real estate enterprises reflect specificmodes of operation in the course of real estate development and construction in order to satisfyconsumer demands. On the basis of that, this article analyzes and discusses the developmenthistory and the current situation of real estate development modes in our country, as well assummarizing five main problems of those, including: low utilization rate of energy and resourceand high carbon emission; production mode falling behind and production efficiency being low;narrow financing channels and high degree of dependence on bank funds; low value-addedtraditional housing development mode and profit space of enterprises decreasing; ignoring thesupport of regional economy and urban economy to the real estate. At the same time of studyingdomestic real estate development modes, by means of looking up and analyzing some relatedmaterials of foreign real estate development modes, the article selects America, Britain, Japan,Singapore, these4countries, and summarizes the outstanding features of their typical real estatedevelopment modes, so as to providing some referential experiences for the transition of realestate development modes in our country.Secondly, beginning with the background of the new-type urbanization, the articlesummarizes five opportunities and two challenges which the new-type urbanization brings forthe real estate enterprises by means of analyzing the related content which will affect the realestate industry in the new-type urbanization development program. These opportunitiesinclude:growth of agricultural immigrant population and citizenization promote housing demandto increase; removal in cities and towns provides demand support; growth of city consumerdemand and upgrading of an industrial structure; city and industry integration promotes the development of facilities; industrial support drives industrial real estate to develop. Challengesinclude: requirements of real estate development which is low carbon environment; amendmentof land urbanization and real-estatization.On the basis of above work, for the existing problems of real estate development models,combining with the experience of foreign real estate development, thisarticledetermines6valuable transition paths under the background of new-type urbanization,including: from high energy consumption model to low carbon real estate model, fromtraditional architecture production model to architectural industrialization model, fromtraditional financing model to financing innovation model, from real estate production suppliermodel to city supporting services model, from traditional housing real estate model to industrynew city model and from single property development model to integrated great city model. Thispart is the core of this paper.The article studies each transition model combining with specificcases, analyzing their advantages and development obstacles, then putting forward thecorresponding implementing suggestions, with the purpose of making real estate enterprisesadapt to the development requirements of the new-type urbanization and making them developmore effectively and healthily,as well as contributing to promoting the implementation of thenew urbanization construction smoothly.
