Ordinary Household Commodity Housing Price In Xi'an

Ordinary commercial residential real estate is absolutely the largest share of all types of residential parts,and its consumer group is more than other residential consumer groups.Its price relates to the formulation of national macro-control policies,positive and sustainable development of real estate and the vital interests of consumers,as well as the developing prospect of the extended industry.It has become an important part of the development of national healthy and sustainable economy that developers set a scientific and reasonable price.However,there are many problems existing in the market pricing,such as non-systematic,poor adjustment ability,too much reliance on experience.Based on this,in order to develop a scientific and reasonable household price of commercial housing,in this paper who choose 72 new ordinary commercial residential in the east and north district of Xi'an as the research object.Firstly,it aims at the existing problems of the traditional pricing method to improve the hedonic model and choose four kinds of functions of regression analysis to find the best function form for the sample data.Secondly,on the basis of the price model,analyses the lighting and landscape with the help of Ecotect Analysis software in the horizontal adjustment to structure a more scientific model,which reflects a good value for money.After that,this paper puts forward the idea of vertical adjustment under the premise of investigation and summary of market rules.Finally for the actual case,we figured out the price of 7550 RMB per sq meter by using this model is very close to the actual price which is 7600 RMB per sq meter.And the tests showed the difference between the average price of each family and the price of the standard house type is not more than 0.2% which is reasonable.Among them,this paper used some software,such as SPSS,STATA,Ecotect Analysis,in order to makes the results more convincing.This study further enriches the commercial residential pricing system and provides a reasonable scientific pricing system for developers,an effective reference for consumers to purchase houses and a new idea for the study of price setting.
