Tourism real estate as a new type of real estate patterns,more and more concemed about consumers.In particular,the tourist scenic spots become the choice of homes by the consumers.Recently,the living standard of residents improves,and the disposable income increases.The demand for residential differentiation is becoming more and more obvious.As a subclass of tourist,the residential area at scenic spots compared with the general program, which the advantages is,what the price reflected in,are become consumer concerns.This paper starts from the hot phenomenon of the rising of the residential area at scenic spots.It aims to solve the issue of practical application.This paper research the method of pricing the residential area at scenic spots.First of all,the paper makes a lot of theoretical synthesis related to the pricing methods of the real estate.Then the paper analyzes the Usefulness and limitations of existed pricing methods of the real estate.The paper analyzes and summarizes the factors of the residential area at scenic spots,based on the theoretical knowledge and combined with the practical,from the general factors,regional factors, individual factors,psychological factors and the impact of the unique scenic spots residential factors.This paper selects the residential area at scenic spots,which links with the daily lives mostly closed in the tourism real estate,as the focus of the research.Through its analysis of the price factors,the characteristics of its price comes down to the seven factors,such as supporting facilities,age of the floor area ratio,building type,size towards the area,parking spaces,the degree of decoration,landscape aspects of the environment.In light of the actual research process and application of SPSS statistical software for regression analysis to determine the characteristics of the four variables into the model,that is,supporting facilities, building type,size towards the area,the environment and landscape.Through the analysis and testing of the linear model and logarithmic model and semi-logarithmic model,select the semi-logarithmic model as a scenic residential pricing model to determine the price of the scenic spots residential formula.This study was designed to solve the pricing of residential area,for the developers to determine the reference price,and make consumers realize the residential factors and their impact on price,and promote rational consumption.
