| In recent years, the “game†attitude between Property developer and consumers are intensified with intensive control of Government on the real estate market. As the market conditions rapidly changed, the real estate business are forced to pay their attention on the issue of sales. In fact, the most important factors that affect selling is the price. So the difficult problem faced by the real estate business is how to formulate the price of commercial housing scientifically and reasonably. This study is based on Hedonic Price theory to build the price model of commercial housing.Based on the Hedonic Price theory, this thesis aims to identify the main caused factors affecting the price of commercial housing in Chang sha with the ideas of the hedonic price modeling. Then we have to determine the entered variable models according to the stepwise regression analysis and explore the ways and means with the hedonic price model test. Through the actual cased, this study also combined with the current common orientation coefficients methods and apartment layout coefficient methods and other real estate pricing methods to determine the price of residential sub-sets.This thesis is mainly based on basic theoryto an empirical analysis research combined with qualitative analysis and quantitative analysis.Used the qualitative analysis methods to described the characteristics of the basic price theory, we have quantitative analyzed the specific data of121 real estate from Changsha city. Certainly the pricing model of commercial housing are constructed in Changsha City. The study could also be a reference for both Property developer and Consumers. |
