Commercial real estate development is conducive to improving the quality of urbanization and to the adjustment of urban industrial structure;in addition,the healthy development of commercial real estate is an inevitable requirement for sustainable development of the city.Therefore,it is of great theoretical value and practical significance to study the theory and method of investment environment evaluation of commercial real estate.On the basis of summarizing the current situation of commercial real estate research,this paper analyzes the influence factors of commercial real estate investment environment based on the theory of non equilibrium theory and the theory of circle formation.According to the systematic,comprehensive,focused on relevance,feasibility and objectivity principle,with the market factors,social economic factors,demographic factors,traffic factors,commercial real estate financing as the first index.Select market factors: commercial real estate investment,commercial real estate sales price,sales area,construction area;the social and economic factors,the balance of savings deposits of urban and rural residents per capita disposable income of urban residents,urban residents per capita consumption expenditure,foreign direct investment,retail sales of social consumer,GDP of per capita,the growth rate of the gross,third industries accounted for GDP ratio,sales of electronic commerce,the total retail sales agency;population factors: the total population,population growth rate;traffic factors: urban Road area at the end of the year public transport operating vehicles,passenger volume;sources of funds: self financing proportion,the proportion of domestic loans.A total of two 20 indicators to build a commercial real estate investment environment evaluation index system.In contrast the commercial real estate investment environment analysis method,projection pursuit model suit for urban commercial real estate investment environment evaluation model,and using genetic algorithm operation projection pursuit model.Taking11 cities in Hebei Province as the object of evaluation,selecting ten year index data to make an empirical analysis of the urban commercial real estate investment environment.The measure results are divided into two directions,one is the projection vector,the projection vector class detailed analysis of the relative development of each city;second is the annual comprehensive projection value,the maturity of the commercial real estate investment environment is divided into three categories:excellent,medium and junior.According to different classification results,putting forward improvement direction of each city commercial real estate,finally,summarizes the industrial structure,infrastructure,market supply and demand is an important aspect of the development of commercial real estate development and put forward a comprehensive proposal for the above three aspects,In order to effectively improve the city's commercial real estate investment environment maturity,conducive to the healthy development of commercial real estate.
