Research On Evaluation Of The Industrial Estate Investment Environment

The industrial estate can realize mutual integration and benign interactivedevelopment among industry, urban, real estate. As the investment environment is thesummation of various external factors that influence and restricts the efficiency ofinvestment, analyzing and evaluating the investment environment is helpful fordecision-makers to control risks at the beginning of making investment decisions,however, the current research in investment environment of real estate industry islimited at home and abroad. In view of this, the paper is an exploratory mediumevaluation research of general investment environment for real estate industry inmesoscale region (industrial complex) from the perspective of real estatedevelopers.Based on the investment environment and relevant theoretical research,combining the characteristics of the real estate industry, Using frequency statistics,theoretical analysis and expert confirmation method,44specific indicators arescreened out from the aspects of economic, infrastructure, social services and industrialenvironmental, the industrial real estate investment environment evaluation system isbuilt, and each index qualitatively is explained and analysized. then, introducing theprojection pursuit dynamic cluster model into industrial estate investment environmentevaluation method to realize sort and cluster analysis completely according to the owncharacteristic of original data information which make the results of the evaluationmore objective and reliable, Meanwhile, compiled algorithm MATLAB program ofaccelerating genetic algorithm by the use accelerating genetic algorithm based onreal-coded to solve the model, Finally use the environment of industrial real estateevaluation of nine prefecture-level city in Shaanxi province’s to validate this investment model.The correctness of the evaluation model is verified, Meanwhile, Three sorts ofcities can be obtained from the clustering results of the industrial real estate investmentenvironment in Shaanxi Province: the first city sort as Baoji, Xianyang, Yulin,TongChuan; second category sort order of Yan’an City, Weinan, Hanzhong; third classcity sort order of Ankang and Shangluo. Meanwhile, according to sample cities’situation of industrial real estate actual resource endowment, we made correspondingrecommendations in type choice in Shaanxi Province.
