The view of real estate construction have intimate connection with the economic development has been accepted by most scholars,the government pay close attention to the residential real estate construction and sales,the government always plays a key regulatory role in various periods.However,commercial real estate is somewhat blind and savage in recent years.The real estate giants vied for the gold zone domestic of each prosperous city,hopsca,shopping mall,just like mushrooms after rain.Commercial real estate development is closely related to urban economy--The rapid development of urban economy drives the demand of commercial real estate,and the vigorous development of commercial real estate adds sufficient horsepower for the investment and consumption which are needed by economic development.Since 2015 the central government issued much economic and administrative reform policy,focuses on decentralization and financial reform,and strengthen the guidance of mass entrepreneurship,upgrade the consumption--in order to seeking new economic growth mode,all of those drive commercial real estate industry upgrade.However,due to some cities' commercial real estate developed too rapid which is not match to the city's economic,consumption capacity,city planning,causing high vacancy rate in many projects,sales prices and rental levels also declined.Commercial real estate often occupy the core position of the city,the low efficiency of the real estate waste the resources and the confidence of urban economy would be harmed to a certain extentThe basic idea of this study is to solve what is the relationship between urban economic and commercial real estate,the degree of match on each other,and how to develop commercial real estate better on the situation of urban economic.Many scholars have payed attention to the commercial real estate development and studied it from different aspects,but the relationship between the two and the quantitative analysis of the urban economy vs the commercial real estate are less studied.This paper foucus on the interactive relationship between urban economy and commercial real estate under the guidance of the theory of business district,the theory of growth pole,system,balanced development,synergetics and industrial economic cycle.Combined with interactive relationship and index selection method to construct urban economic and commercial real estate evaluation index systems Calculate their coordination degree by Euclidean Distance Coordination Degree Model,so as to give some suggestions.In this paper,35 cities in China were selected which are large and medium as the object of empirical analysis,and cluster analysis was carried out in order to reflect China's commercial real estate real status.Basis the analysis,suggestions on China's commercial real estate is given,including developers should pay more attention to the feasibility and sustainability--commercial real estate in Different levels of the city not only with different scale,but also project type and format should think over the local consumers,so as to promote the both of city economic and commercial real estate.
