The real estate industry as an important pillar industry of our country, in recentyears has maintained a good momentum of development. Among them, commercialhousing because of its strong ability of preserve and increase the value, steadyinvestment income, occupies a leading position in the real estate industry sales list.And as the country since2008began to carry out the macro-control policy for realestate business, stable income housing market began to shake. Under the instablepolicy environment, some real estate developers and investors began to set their sightson commercial real estate. Since then, commercial real estate has ushered in rapiddevelopment period. At this time, Shopping Mall, Living Mall and other large citycomplex commercial rush in every big city of China, city commercial scale rapidexpansion and the commodity consumption amount is increasing, economy of the cityis greatly improved as also. However, nearly one or two years, the part of the city’scommercial real estate began to appear the blind expansion of the trend, it producesshops high vacancy rate of commercial real estate market, the phenomenon of salesprice and rent levels dropped sharply. This not only causes a waste of social resources,but also to some extent restrain the sustainable development of city. At the beginningof2014, Suzhou first issued on the commercial real estate project management advicenotice, the move of the government’s hand to curb commercial real estate growth toofast, on the other hand, it hit by the "after sale charter" caused by the phenomenon of"Run Away" behavior. After the new release, the city began to focus on commercialreal estate is in a stage of benign development, and Zhengzhou as the capital of Henanprovince, the core area of Central Plains economy, it is one of the key nationaleconomic development strategy of the area, the commercial real estate developmentscale, turnover rate, efficiency and the coordinated development of the city andwhether the economy is also a need to focus on the problem.Based on the theory of supply and demand, city management theory, regionaleconomic growth theory, synergetic theory as a guide, based on the interactionbetween commercial real estate and urban economic, the research is evaluate ofsubsystems between commercial real estate and urban economic coordinationbetween the two subsystems. By constructing the evaluation index, using principalcomponent analysis, carry on the order parameter extraction, finally calculatingcoordination degree between them, and testing the correlation between influencefactors, so as to lay the basis for recommendations. Zhengzhou city was selected as the object of empirical analysis, in order to explore the development of commercialreal estate real. Finally, according to the final results, starting from the aspects ofgovernment and developers perspective, and puts forward related suggestions aboutthe optimization and improvement of commercial real estate development, in order topromote the coordinated development of commercial real estate and urban economy.
