The development of the city is inseparable from the land bearing,because of the increasing land demand for infrastructure,municipal construction and economic development,the requisition of agricultural land has become the main way to meet the needs of urban land development.Especially since the reform and opening up,China's urbanization process is developing rapidly,a large number of agricultural land has been levied as urban land,one-sided pursuit of urban scale expansion of land urbanization has become the main characteristics of China's urbanization.However,China's land policy is urban and rural dual management system,in the process of rural land into urban land,something must be involved in the fight for land rights and interests,and the contradictions and problems of land use and development become more and more outstanding,one of the main contradictions is the compensation and resettlement of land-lost farmers.After years of exploration and development,the formation of a variety of land compensation and resettlement mode,the retained land compensation as one of them,because it protects the long-term interests of land-lost farmers,eases the contradiction between land acquisition,speeds up the process of land and other advantages,in theory and practice are affirmed,and gradually implement nationwide promotion.But the retained land is essentially a continuation of the urban-rural dual land management and market segmentation system,and has produced many historical problems that have affected the sustainable development of the city.Therefore,in the context of China's new urbanization,study the land use pattern and related policies,explore the measures and methods to solve the problems of rural land,promote the rational use of the land and protect the long-term interests of land-lost farmers,has become a new round of land reform is an urgent research topic.This paper takes the stock cooperative company retained land in Shenzhen as the research object.First of all,this paper summarizes the research progress of the domestic and foreign related research,and draws the conclusion of the research direction of this paper;Secondly,the paper sorts out the main network text of the retained land system reform in Shenzhen in recent years,through the network text analysis method analyzes the public opinion of the retained land system on the network and provides guidance for the reform of the retained land system.Then,this paper analyzes the background of the retained land system,the evolution of the policy,the development process,the current situation of the scale and the reform practice case,then obtains the innovation and deficiency of the retained land system.The main manifestation is that,on the one hand,the retained land system plays an active role in solving the compensation problem,but on the other hand,it also has a negative impact on the economic,social and urban space;And aiming at the problem of the retained land system,this paper takes the property right system reform as the core,from land system reform,retained land management specification,land use efficiency of the three general direction of the land put forward the corresponding suggestions;finally,by summarizing the contents of the above research results,obtains the main conclusions of this article,and makes a research according to the lack of this paper.
