The development of the real estate industry is closely related to the national policy and social environment factors.The real estate enterprises need to select the financing strategies that suit the different policy and economic environment,carry out diversified financing and diversify the risks.The long period and high value of the real estate project determines its development needs a lot of money,improve the financing efficiency and quality of the real estate company,which is of great significance to its core competitiveness.2016 real estate market is the main theme to the inventory,driving real estate investment and financing is the main task.Explore how to crack the multi-channel financing of real estate enterprises,strengthen the risk control of financing,construction of financing risk prevention system for the sustained and healthy development of real estate enterprises is of great significance.This paper analyzes the current situation of financing,financing mode and risk,and the process of financing risk control in China's real estate industry.The first part analyzes the financing theory,the general process and idea of financing risk control,the construction of real estate multi-channel financing mode and the perfection of real estate financing risk control system.This part analyzes the financing methods of Shimao real estate,the financing risk of Shimao real estate and how to control the risk of financing.It also gives some suggestions to other real estate enterprises.The purpose is to real estate enterprises in the multi-channel financing model to effectively finance risk control to provide ideas and inspiration.This paper analyzes all kinds of financing ways and corresponding financing risks of real estate enterprises,and consummates the financing risk theory.By analyzing the case of Shimao real estate financing risk control,it explains the relationship between the financing mode and the risk and the process of risk control,provides experience for other real estate enterprises,and provides suggestions for the risk control of real estate enterprises from multiple perspectives.Through the case study,this paper draws the following conclusions,real estate development enterprises face different financing models,the choice of the five basic principles to pay attention to: firstly,to maintain a continuous cash flow;secondly,control the financing risk;thirdly,optimize the capital structure;fourthly,the effectiveness of the principle;fifthly,grasp the policy-oriented.
