The real estate enterprise obtains the high income while has the huge risk.Now,influenced by the policies,the real estate market is in a downturn,and the real estate industry has changed from a golden age to a silver age.Under the background of new real estate,who can take the lead to solve their own risk problems,improve corporate governance,who can develop in the real estate industry.How to choose financing channels and how to control the risks of enterprises in financing have become the current issues that the management of real estate enterprises need to pay attention to.As a capital intensive enterprise,real estate enterprises often need a large amount of capital to meet their own development and expanding the market.Therefore,the management of real estate enterprises should establish correct risk prevention awareness,not only focus on the amount of financing,but also should always grasp the financing risks that may be brought to enterprises in the process of financing,to avoid problems such as the rupture of enterprise capital chain caused by blind financing.When making financing decisions,the enterprise management should carefully use financial leverage efficiency to establish a reasonable capital structure of the enterprise,and at the same time pay attention to the turnover efficiency of enterprise assets,improve the liquidity of assets,and improve their solvency.Only in this way can the potential financing risks of real estate enterprises be reduced to the greatest extent and stable and effective capital guarantee be provided for the strategic development of enterprises.On the basis of reading literatures and references on financing channels and financing risks of real estate enterprises at home and abroad,this paper adopts literature summarization,case analysis and other research methods.Through defining the financing risk,summarizing the financing theory and combing the financing channels of China's real estate enterprises to provide research preparation for the research.Then,on the basis of the existing research in the academic circle,the factors affecting the choice of financing channels and financing risks of real estate enterprises are summarized,and new possible factors are proposed.Debt crisis broke out in 2015 selected as the research object of this article,by sorting out the main financing methods and risk evaluation of enterprises,studying the product positioning and cycle of their core projects such as old renovation projects and real estate projects,as well as financial analysis based on the annual report from 2011 to 2015,relevant causes of debt crisis financing were found out.After that,the existing problems in the process of financing are summarized,and the main factors affecting the selection of financing methods and financing risks are concluded,which are in accordance with the foregoing.Finally,corresponding policy Suggestions are put forward,hoping to provide universal Suggestions for the financing of the real estate industry and promote the healthy development of the real estate industry.
