Since 2014,Chinese estate industry has taken leave from its "Golden Time"when the market products were in short supply and began to enter "Silver Time" when the economy grew steadily.It brings more complexities to this field as industry competition has become increasingly intense,sales growth slowed down greatly and enterprise profit declined obviously.On this occasion,if estate enterprise would like to search for survival and development from such serious market competition,it should firstly strengthen external management.However,external management strengthening requires enterprise changing its original extensive increasing style into performance management system which could adapt the development trend of estate industry and meet the requirement of enterprise's actual conditions and development strategy by the inner reform of enterprise.Only in this way,estate enterprise can get through "Silver Time".Dahan City Build Ltd.Company is a subsidiary company of Dahan Holding Group Ltd.Company whose major business is real estate development.It adheres to the spirit of "To be the leader of Chinese urban construction" to devote itself to urban construction and it is implementing the development schedule "Hundred Cities Strategy".The paper makes analysis of the present problems that were found from performance management system of Dahan City Build Ltd.Company,and explores balanced score performance management mode of Dahan City Build Ltd.Company through the basic theoretical study of the Balanced Score Card.Firstly,this paper built the performance management system of BSC from four dimensions which including indexes of Financial,Customer,Internal Processes and Innovation&Learning.Those dimensions were refined into indexes further more.This paper designs the weighting coefficient and the assessment criteria of all the indexes.At the same time,in order to ensure the implementation of the performance management system,this paper designs the appraisal organization and working mechanism,assessment processes,assessment cycles,application of examination results,feedback and appeal process of the system.In the end,this paper proposes the implementation steps and safeguard measures,such as organizational guarantee,system guarantee,and cultural guarantee.The paper explores balanced score card performance management mode of Dahan City Build Ltd.Company,which has great guiding significance for enterprise accomplishing strategy objects and improving organization performance and offering reference to BSC implementation of other companies at the same time.
