A Comprehensive Evaluation Study On Sustainable Development Of Real Estate Industry In Anhui Province Based On Principal Component Analysis

With the continuous progress of China's economic and social,As a pillar industry,real estate and regional economy has always maintained close contact.As the real estate industry chain is growing,the real estate industry on the impact of other industries are also increasing.The healthy development of the real estate industry can better improve the quality of life of the residents,maintain social stability and promote economic prosperity.But some local governments over-reliance on real estate to bring economic growth benefits,too much demand for rapid development of real estate,Leading to construction land shortage,increased siphon effect,house prices grow too fast,environmental pollution and other issues.So this is a hot issue:how to promote the sustainable development of the real estate industry and how to measure the health of a regional real estate market development.Based on the sustainable development,this paper adopts the method of combing literature and empirical research to integrate the idea of sustainable development with the development of real estate industry.By summarizing the current situation and existing problems of Anhui Province,from the aspects of development degree,coordination degree and crisis degree,On the basis of other scholars' research.Based on the relevant data of Anhui Province in 2005 and 2015,established the evaluation index system of sustainable development of real estate industry in Anhui Province and integrated into evaluation index.The main research methods are:Using the principal component analysis method to analyze the development degree,coordination degree and crisis degree;The composite index weight is determined by the entropy method,and then the comprehensive index analysis results are obtained;Using the 3? criterion to divide the evaluation interval,it is concluded that the sustainable development level of real estate in Anhui province can be divided into three stages:Stage 1:Steady Development Stages(2005-2007);Stage 2:Fluctuation Stage(2008-2010);Stage 3:Adjusting the Development Stage(2011-2015).According to the empirical analysis,the development of real estate in Anhui Province in 2005 and 2015 is generally in the normal state except for the upper limit of the anomaly interval in 2013.At last,Based on the results of the evaluation of real estate sustainable development,put forward five suggestions on the sustainable development of real estate industry:First,optimize the industrial structure,improve the housing system design;Second,the rational supply of land,concerned about urban planning;Third,to improve the sense of innovation,enhance energy conservation and environmental awareness;Fourth,improve the real estate financial system,broaden the financing channels;Fifth,strengthen macrocontrol,through the policy portfolio,to build real estate long-term mechanism.It is expected that these research results will have a reference role in promoting the sustainable development of real estate industry in Anhui Province.
