The "new normal" is the Party Central Committee and the State Council on economic development strategy in China for a period of time in the future an important deployment.In this situation,the government backed mortgage,two sets of improved demand reasonable self living demand.At the same time to further increase the willingness to guide the purchase,the introduction of housing subsidies or tax incentives and other policies to reduce the cost of housing residents,so as to effectively inventory.From the consumer's point of view,compared with the previous,people's demand for residential also occurred in the subtle changes,for residential comfort,quality and grade,higher requirements,the real estate market facing new challenges and problems.Tianjin BD Real Estate Company belonging to the small and medium-sized real estate company,as of now developed or under development projects have A,B,C three projects.This paper first analyzes the macro environment of the marketing strategy of Tianjin BD Real Estate Company,mainly from four aspects: political and legal environment,economic environment,social cultural environment and technological environment.Secondly,it analyzes the industry environment of the marketing strategy of Tianjin BD Real Estate Company.Then analysis the company's marketing situation and has developed a real estate marketing in the presence of,improve house type design department,determine the price of the single method,the direct sales channel defects highlights,promotion is not in accordance with the different stages of sales to determine,an urgent need to develop more suitable for the external environment and the development of the company's marketing strategy.Finally,on a real estate marketing analysis based on the reference,on the basis of the STP method to locate the target market of the company,to determine the target population of Tianjin BD real estate company property B and C building for high-end consumer groups and according to the location of the proposed Tianjin BD real estate company's marketing strategy.Among the product strategy,including the establishment of the brand,the management of intelligent property management,the design of large size,C real estate natural theme highlights.Price strategy includes differential pricing strategy,price adjustment strategy and installment strategy.Channel strategy includes Internet marketing channels,WeChat marketing channels and third professional electronic business platform marketing channels and C development of the difference between the channel strategy.Promotion strategy includes different stages of promotion strategy,marketing promotion strategy,etc.In order to guarantee the smooth implementation of the marketing strategy of Tianjin BD Real Estate Company,this paper puts forward the measures to ensure the implementation of the company's marketing strategy.I hope this research can provide some help for the development of the marketing strategy of Tianjin BD Real Estate Company,and can also provide reference for other small and medium-sized real estate enterprises to develop marketing strategies.
