Qinhuangdao,as a tourist city suitable for industry and tourism,on the one hand attracted a large number of immigrants and effectively supported the rigid demand for first-time home buyers and first-time improved home buyers.It is the basis of the future Qinhuangdao commercial housing demand maintenance and promotion;on the other hand,the property of developing tourism real estate is also favored by many famous real estate enterprises in China,scrambling to occupy the real estate market of this city.Under this background,we will take H real estate project as the research object,adopt the method of paying equal attention to the theory and practice,combine the characteristic of H real estate,through the systematic research of theory and practice,carry on the inside to this project,The analysis of the external marketing environment,get the marketing strategy of the real estate project.First of all,read a large number of domestic and foreign marketing works and excellent journal articles,combing the basic theory of marketing only,extract the theory and viewpoint that can be used for oneself.Take this as the theoretical foundation stone of the analysis and research on the three projects of H real estate land to formulate its marketing strategy.Secondly,according to the macro marketing environment and micro marketing environment of H real estate project,this paper analyzes the market strategic orientation of the project by using SWOT analysis and other theoretical methods.Thirdly,through the analysis of the project,the marketing combination strategy suitable for H real estate project is worked out,which determines the marketing strategy of the project from the characteristics of the product itself,the determination of price,the choice of channel,the direction of promotion mode.Finally,different marketing strategies and contingency plans are made according to different periods of project development.
