The real estate industry is a capital-intensive industry.Most of the real estate enterprises in our country have the characteristics of high debt ratio.This situation has put more pressure on the operation of real estate enterprises and increased the operational risk.Especially in recent years,the cost of land has risen sharply,it increased the cost of real estate business management pressure.Therefore,in the new developing projects,how to reduce the whole process cost of the project,with higher quality and lower price to complete the project development has become the primary task of the current real estate business.Thus,this paper focuses on the status quo of cost management in real estate enterprises in the Yangtze River Delta region.Based on the questionnaire survey,this paper identifies the problems of the whole process cost management of real estate enterprises.Based on the actual case of A real estate enterprises,And put forward corresponding suggestions and measures to the whole process cost management of real estate enterprises.This article is divided into six chapters.The first chapter is an introduction,which expounds the research background and significance of the thesis,and puts forward the research content and research ideas.The second chapter expounds the related theory of real estate project cost management.Mainly include: the basic connotation of project management,the basis of project cost management,project cost management features and processes,real estate development project cost management.The third chapter analyzes the external environment of the real estate industry.Mainly elaborated the real estate industry development present situation,also analyzes the land supply policy,the land price,the tax and so on,the influence to the real estate enterprise.The fourth chapter is the questionnaire survey and statistical analysis.In this paper,a questionnaire survey is conducted for professionals in the real estate industry in the Yangtze River Delta.The paper analyzes the cost management in the decision-making,design,procurement,construction and completion stages and gives a brief analysis of the causes of these problems.The fifth chapter is a case study.According to the result of the questionnaire analysis and the cost management method of A real estate enterprise,the paper optimizes the cost management in decision-making stage,design stage,procurement stage,construction stage and completion stage.The sixth chapter is the summary and prospect,summarizes the main contents of this article,analyzes the shortcomings,and points out the direction of the next step.The conclusions of this paper include: For real estate enterprises,the three main problems in the whole process of cost management are:(1)the lack of precise research in the decision-making stage,the deviation of the project positioning,resulting in cost out of control;(2)the planning phase did not conduct a valid planning assessment,the design details of the lack of communication(3)In the process of construction,lack of understanding of bidding and tendering units,lack of enforcement ability in contract implementation and lack of awareness of cost control,resulting in frequent construction changes.On this basis,the proposed cost-management measures and recommendations for the whole process are: the real estate business needs to do a good job of investigation and research under the premise of drawing a detailed feasibility study flow chart,the preparation of project resource plan,to improve the competitiveness of bidders,the preparation of procurement plans And strictly enforce the contract content.The research results of this paper can provide reference and reference for the whole process cost management of real estate enterprises in our country.
